Sharmil Modi

With 23 years of investment and real estate experience, Sharmil oversees firm strategy, asset repositioning, design and construction, and capital markets. Previously, he was a Principal at The Baupost Group, where he focused on real estate investments in the U.S. and Asia for 10 years. He has also held prior roles at Grove International Partners, GTCR, KKR/Capstone, Starwood, and McKinsey. Outside of the office, he is involved with the Urban Land Institute (Trustee; formerly on the America's Executive Committee), Cambridge Chamber of Commerce (Board of Directors), Beth Israel Medical Center (Board of Trustees), and the Broad Institute. Sharmil holds an AB in Economics + MBA from Harvard University, and lives in Boston with his partner, Eileen, and their two daughters.

Phil Smith

With 20 years of commercial real estate experience, Phil oversees acquisitions, asset management, and leasing. Previously, he was a Vice President at Calare Properties, serving in various roles including leasing, asset management, and acquisitions for 5 years. He has also held prior roles at Hackman Capital, JLL, and ProLogis. Outside of the office, he is involved with the North End Music and Performing Arts Center (NEMPAC; Board of Directors), various neighborhood and community groups in Charlestown, and is a golf, soccer, Formula 1, and travel enthusiast. Phil holds a BA in Economics from DePauw University and an MBA + MS in Real Estate & Construction Management from the University of Denver, and lives in Charlestown with his wife, Angie, and their daughter.

Jay Dharia

With the firm since 2019, Jay oversees property and facilities management as well as tenant relations within the portfolio. Previously, he held managerial roles at Amica Mutual Insurance and Cannasure Insurance Services, where he oversaw sales and client service teams in personal and commercial lines for 6+ years. He holds CPCU, AINS, API, AIC, and AIS designations. Outside of the office, he is involved in the local Miami University alumni club (Social Chair) and is a Cleveland/Ohio sports and travel enthusiast. Jay holds a BS in Marketing from Miami University and lives in Boston.

COO / CFO / CAO

Neelam Modi

Neelam joined us in December 2024 as our CFO and COO, overseeing finance, operations, and administrative matters. Before joining us and in his spare time, he works as an independent commercial strategy consultant and advisor, helping consumer goods companies grow by defining their brand strategy, launching new products, and expanding distribution. For eleven years before that, he was with Procter & Gamble in their finance and then marketing departments leading multiple product P&Ls. Outside of the office, he is a board member with the Parvati Foundation and the Ohio Association of Student Leaders, and he is a Cleveland Browns, personal finance and travel enthusiast. Neelam holds a BA in Finance from Miami University and splits his time between Chicago and Cleveland.

William Wiener

With the firm since 2023, William is responsible for fund operations, investment and market analysis, industry outreach, and special projects. Previously, he held project management and lab operations roles for 3 years at Mytide Therapeutics. Outside of the office, he runs the Shuford Alumni Network for his alma mater, edits graduate school applications and essays, and maintains a blog. William is currently a candidate for a Master's of Science in Real Estate Development at MIT. He holds a BS in Quantitative Biology from the University of North Carolina at Chapel Hill and lives in Brighton.

Javier Arias

With the firm since 2025, Javier Arias is responsible for business development, sales strategy, operations, and special projects across real estate, advanced manufacturing, and applied engineering initiatives. Previously, he has worked across engineering, sales, and production development in early-stage mobility and fabrication ventures. Outside of the office, he is involved in JATBikes, an electric mobility venture, and Omnipro, a 3D manufacturing company based in Boston and Spain. He has a background in engineering and environmental science, is currently pursuing a graduate business degree, and is based in Massachusetts.

Operations Analyst

Mihir Mody

Joining in 2026, Mihir supports the firm across acquisitions, operations, and workflow optimization, contributing to initiatives that span the breadth of the business. Prior to joining the firm, he served as a Healthcare Analyst at Tegus by AlphaSense in Chicago, where he advised institutional clients on investment decisions. Mihir is also the founder of White Tree Capital, a real estate consulting firm he has led for three years, advising clients across multiple channels of real estate. He holds a Bachelor's degree in Finance from Michigan State University and enjoys playing sports, such as soccer and pickleball. Mihir splits his time between Michigan and Boston.
